The Noida Engagement — Six Stages

A structured, documented approach to Noida property valuation — from the initial sector and property brief through research, inspection, technical review and certificate delivery.

Whether your requirement concerns a NOIDA Authority plot or flat, a Delhi-border property, a Film City commercial asset, Sector 18, the IT corridor, an industrial property or a capital gains matter, the engagement is organised around the purpose of valuation and the records available.

THE PROCESS AT A GLANCE

Six Stages. One Structured Engagement.

Each stage has a defined purpose, from understanding the property brief to delivering the signed valuation certificate and providing relevant post-engagement support.

THE ENGAGEMENT FRAMEWORK

How Your Noida Valuation Progresses

Explore the six stages and the property-specific considerations addressed at each point in the engagement.

01
STAGE ONE

Brief and Sector Identification

Establish the property, location and purpose of the assignment before defining the valuation scope.

The initial brief records the NOIDA sector number, property type and relevant statutory context. This helps identify the records and valuation considerations that may apply to the assignment.

01
Property identification

Sector number, property type and assignment purpose.

02
Statutory context

Identify the potentially relevant valuation framework.

Preliminary checks at no charge: Section 55(2)(b) and Section 50C, subject to the initial information supplied and the scope of the preliminary review. A fee estimate within 24 hours is specified for this stage.

02
STAGE TWO

Engagement Letter

Document the agreed assignment scope, applicable methodology, professional fee and expected turnaround.

The engagement letter sets out the valuation category and assignment-specific requirements, including Section 34AB Category I and, where relevant, Category IV for industrial or NSEZ assignments.

01
Methodology and scope

Film City hybrid methodology, where applicable, and relevant industrial or commercial considerations.

02
Assignment terms

Professional fee, scope boundaries and turnaround.

The specified engagement process includes personal signing by Nitesh Shrivastava. Any relevant IBC context for an Expressway-corridor property is noted where applicable.

03
STAGE THREE

Site Inspection

Inspect the relevant property and record the physical characteristics required for the assignment.

The inspection scope varies with the asset. The relevant property-specific checks may include:

NOIDA plots and flats: property characteristics and relevant site details.

Delhi-border sectors: distance and connectivity measurements where relevant to the analysis.

Film City: production office or studio specifications, where applicable.

Expressway properties: review of available occupancy certificate (OC) information and related records.

Industrial property: plant and machinery inspection, including CE compound considerations where warranted by the assignment.

04
STAGE FOUR

IGRS UP Gautam Buddha Nagar Research

Examine relevant transaction evidence and property-market information in the context of the assignment.

Research is tailored to the property location, valuation date, property category and intended purpose. Available records and comparable transactions are assessed for relevance and comparability.

Registered transactions

Relevant comparable transaction research through IGRS UP.

Historical acquisition evidence

Sub-Registrar records and available archives for the relevant 2000–2002 period, where required for Section 55(2)(b) research.

Location comparison

Paired-comparison analysis for Delhi-border and metro proximity, where supported by evidence.

Specialised market analysis

Film City rental benchmarking and Sector 18 commercial yield analysis, where appropriate.

05
STAGE FIVE

ISO 9001:2000 Peer Review

Review the valuation analysis, supporting evidence and calculations before the certificate is finalised.

The specified review process includes personal peer review by Nitesh Shrivastava. The review focuses on consistency between the evidence, selected methodology, assumptions and final calculations.

Review and reconciliation points

Assignment-dependent technical checks

  • 01

Delhi-border and metro proximity adjustments are documented with supporting evidence and checked for double counting.

  • 02

Film City hybrid methodology is reconciled where that approach is applicable.

  • 03

The basis for any IBC-related uncertainty discount is documented when relevant and supported by the assignment evidence.

  • 04

Method A and Method B computations are cross-checked where both methods are applicable to the assignment.

06
