Studio & Production Space
Assess the actual layout, usable area, technical facilities, fit-out, condition and suitability for the intended production use.
Noida's property market has its own NOIDA Authority allotment structure, numbered sectors, Delhi-border locations, specialised commercial clusters and expressway-led residential developments. Understanding these local characteristics helps establish the appropriate evidence, documentation and valuation approach for each property.

Why NOIDA Authority records, sector location, land use and development history matter when assessing property.
The New Okhla Industrial Development Authority (NOIDA) was established in 1976 under the Uttar Pradesh Industrial Area Development Act, 1976. Its planned development framework shaped a city with numbered sectors, designated land uses and distinct residential, commercial and industrial areas.
Noida's sector layout is an important starting point for property valuation in Noida. The location and development history of a property can affect which comparable transactions are relevant, what documentation needs review and whether the asset should be assessed as residential, commercial, industrial or another permitted use.
A sector number alone does not establish market value. The property type, plot or unit characteristics, applicable land use, condition, title and current comparable evidence must also be considered.
Evaluating Sectors 14A, 15A, 15B and nearby sectors requires a careful assessment of location and connectivity.
Proximity to Delhi, local access routes and surrounding infrastructure may form part of the comparable-property analysis.
Noida's Delhi-border locations occupy a distinctive position within the wider NCR property market. Sectors such as 14A, 15A and 15B warrant a location-specific review because access to Delhi, nearby employment areas, transport options and surrounding social infrastructure can differ from other parts of Noida.
However, proximity does not automatically translate into a fixed percentage increase in market value. A defensible valuation should establish whether any location-related difference is supported by comparable registered transactions, property specifications and relevant market evidence.
Distance, access routes and the property's precise location.
Relevant transport access and its practical usefulness.
Differences in age, size, condition, use and specifications.
Ownership, allotment history and applicable restrictions.
Any location premium should be supported by suitable market evidence for the relevant valuation date and property type. It should not be assumed from sector location alone.
Film City, Sector 16A represents a specialised commercial environment where the intended use of the space can be central to the valuation.
Located in Sector 16A, Noida, Film City is associated with media, television production and related commercial activities. Its property mix may include production offices, studio facilities, editing and dubbing spaces, storage areas and other support premises.
These spaces do not necessarily operate like conventional office units. A valuation assignment may need to distinguish between specialised production use and a potential alternative commercial use, subject to planning permissions, physical suitability, lease terms and other relevant restrictions.
The answer depends on the assignment, supporting evidence and applicable valuation methodology.
Assess the actual layout, usable area, technical facilities, fit-out, condition and suitability for the intended production use.
Review lease terms and comparable rental evidence. Where space is hired by shift or day, consider the relevant booking terms, utilisation and income records.
Examine whether another use is legally permissible and practically feasible before considering its relevance to value.
Depending on the purpose and available evidence, an appropriate valuation may consider comparable sales, income or yield capitalisation, cost-related analysis or other relevant methods. A method should not be selected solely because the property is located in Film City.
The Sector 18 commercial cluster brings together organised retail, traditional market activity, offices, showrooms and other commercial premises.
Sector 18 is an important commercial destination in Noida. Its surrounding retail and business environment includes Atta Market, The Great India Place (TGIP) and DLF Mall of India in the wider Sector 18 vicinity, alongside office towers, showrooms, restaurants and service businesses.
For a commercial valuation, the precise property location and unit characteristics matter. A retail unit with street frontage may have a different income profile from an upper-floor office, a showroom or a unit inside a larger commercial complex.
Analyse the unit's location, footfall context, frontage, access, occupancy, lease conditions and comparable evidence.
Retail PropertyReview floor level, usable area, building condition, occupancy, common facilities and lease evidence.
Office PropertyWhere suitable, consider supported rental income, vacancy, expenses and an appropriate capitalisation rate or yield.
Income ApproachComparable rent and sale transactions

Discuss the property's use, location, rental details and intended valuation purpose.
An evolving residential and commercial corridor where project history, possession status, ownership records and market evidence can be central to valuation.
The Noida–Greater Noida Expressway connects Noida with Greater Noida and has supported the development of residential, commercial and institutional properties along its wider corridor. Noida-side locations include sectors such as 93A, 93B, 99, 107, 108, 110, 118, 119, 120, 121, 126–135, 137, 143 and 150, among others.
The corridor contains developments from multiple builders, including Jaypee, ATS, Supertech, Mahagun and Prateek. Individual projects can differ considerably in construction status, specifications, possession history, title and documentation. These differences must be considered rather than treating the corridor as one uniform property market.
A property in an expressway development may require more than a location-based comparison. The review can include the relevant allotment or sale documentation, construction and possession status, applicable project records, outstanding obligations where relevant and comparable transactions for similar units.
Where a project is subject to insolvency proceedings or other legal processes, the valuation purpose and instructions become particularly important. A valuation prepared for one purpose should not automatically be treated as suitable for another.
Where applicable, review relevant records from the National Company Law Tribunal (NCLT), insolvency proceedings, court orders and UP RERA. Their relevance depends on the specific project, property, proceeding and valuation brief. A valuation report does not replace legal advice or determine a party's legal rights.
Whether you own a NOIDA Authority plot, a Delhi-border property, a commercial unit, a Film City premises or a flat in an expressway development, start by discussing your property details and valuation purpose.
Valuation outcomes depend on the property's characteristics, valuation date, purpose, applicable standards and available evidence. Tax and legal matters should be considered with the relevant professional advisers.
